Leak repair only, starting at the joints
We repair roof leaks on houses, townhomes and condo buildings across Addison: the single-family streets of Les Lacs, the blocks around Addison Circle and the 75001 addresses between them. Finding the leak is the job; we do not sell a new roof on the back of a wet ceiling.
Most Addison leaks start where something interrupts the shingles or the membrane — a pipe, a wall, a chimney, a parapet — because that is where the heat cracks the rubber and the sealant first. So every call starts at the flashing, then walks the attic under the stain, because the water often travels before it shows.
When the leak is not the roof at all — an AC drain line in the attic, a gap in the siding or brick above a roof line — we say so, and the quote says so too.
- No price given at the door or from the driveway
- Flashing checked at every joint on every call
- No permanent repair attempted on a wet roof
- Told plainly when patching again is the worse buy

Four steps, no surprises
Every flashing joint checked first, the attic walked under the stain, then a written quote before any work.
Call and tell us when it drips
Only in wind-driven rain, in every storm, or on a dry day: each points at a different joint, and most leaks are narrowed down on the phone before anyone drives over.
Joints first, then the attic
The flashing at walls, pipes, chimneys and parapets is checked before the shingles, then the attic is walked under the same spot, so the path of the water is traced rather than guessed.
Written quote, failed joint named
The boot, the step flashing, the parapet seam — named, photographed and priced in writing before any work.
Rebuilt, not smeared
Failed flashing is replaced or reset on a dry roof rather than buried under more sealant, and the before and after photographs are yours to keep whatever you decide next.
Four things worth checking on any leak quote
Including ours. Texas issues no roofing license, so the quote itself is the best evidence you get of how a roofer works.
Does it name the joint
'Repair roof' is not a scope. 'Replace two pipe boots and reset the step flashing on the garage wall' is, and it can be checked when it is done.
Was the attic looked at
A quote written from the driveway is a guess at which part of the roof to charge for. The water's path is in the attic.
Is the flashing replaced or caulked
Sealant over flashing that has already pulled away is a patch, priced like one and lasting like one.
What can they show you
With no state license to check, ask whether they are registered with the Town of Addison, how long they have worked here, and for photos of the repair.
